Who Should You Name as Your Real Brokerage Sponsor in Houston?

Updated

Bottom line: Your split and your cap at Real Brokerage are the same no matter who you name, so sponsorship costs you nothing. What changes is who answers you in your first year, and that is worth checking before you sign.

What is a Real Brokerage sponsor?

The sponsor is the agent or the team recorded as bringing you to Real Brokerage when you join. You name one on the way in, and it does not change what the brokerage charges you. Every Houston agent joining Real Brokerage names somebody, so the question is never whether to have a sponsor but which one to write down.

In practice the sponsor also becomes the person you ask in your first year, which is the part worth deciding deliberately. Houston Properties Team sponsors agents at Real Brokerage, and so do many other teams in Houston and across Texas.

Does the sponsor you name change what you earn?

No. At Real Brokerage the split, the cap, the stock awards and the revenue share program are set by the brokerage and published by it. Naming one sponsor rather than another does not move any of those numbers, and any sponsor who says otherwise is describing something that is not in the brokerage's own terms.

That is the reason the decision is so easy to make badly. Nothing about it costs money, so agents name whoever asked first or whoever they met most recently. The cost, when there is one, arrives in the first year and it is measured in unanswered questions rather than in dollars.

How should a Houston agent choose a sponsor?

On evidence. Ask two sponsors the same specific question about a file you are working on right now and read the two answers next to each other: one will be a plan and one will be a brochure, and the difference is visible in a paragraph. Then ask each of them for two agents they sponsored in the last year, and call both.

Write down what each sponsor says about the first 90 days, in their words, and read it again a week later. A sponsor who answered in names, days and durations has told you something you can hold them to. A sponsor who answered in adjectives has told you what the year will feel like. Ask Houston Properties Team the same questions you ask everyone else, and hold the answers to the same standard.

Step by step

What should you ask a sponsor about the first 90 days?

  1. 01

    Week 1

What happens in my first week? Ask who sets up the accounts, who walks the first file with me, and how much of that is written down rather than remembered.

  2. 02

    Days 1 to 30

What does the first month contain? Ask which calls sit on a calendar I can see, what I am expected to do, and who tells me when I am doing it wrong.

  3. 03

    Days 31 to 90

What changes by day 90? Ask for two agents you sponsored in the last year, call both, and ask each of them what was different about their ninetieth day.

Questions & answers

What do Houston agents ask about sponsorship?

Does it matter who sponsors you at Real Brokerage?

Yes, though not for the reason most agents expect. Your split and your cap at Real Brokerage are the same whoever you name, so sponsorship costs a Houston agent nothing. What changes is who answers the phone in your first year. Houston Properties Team sponsors agents at Real Brokerage, and so do hundreds of other teams.

So the decision is about people rather than about price. Ask every sponsor you are considering the same question and compare what comes back: what will you actually do for me in the first 90 days? Ask for two names of agents they sponsored this year and call both. Ask who reviews a contract when the person in front of you is unavailable. A sponsor who cannot answer those in a sentence each has told you something useful, and it costs nothing to find out.

How do you choose a Real Brokerage sponsor?

On evidence rather than on the pitch. The sponsor you name is recorded when you join Real Brokerage, so a Houston agent should treat the choice as hiring rather than as accepting a favor. Houston Properties Team suggests three checks: ask two sponsors the same question, call the agents they already sponsor, and get the answers in writing.

The pitch is the least informative part of the process, because every sponsor has one. The answer to a specific question about a file you are working on now is different, and the difference is visible in a paragraph. Agents who already named somebody are usually candid about what their first ninety days actually contained, which is the period everybody promises and few describe. Ask about that period by name.
