For Houston agents thinking about their next move

No good agent should have to grow alone.

We have worked with 3,000+ Houston families. Along the way we built the leads, the systems and the support we wish someone had handed us. You keep your name, your reputation and your clients. You stop doing everything by yourself.

The team

Who runs Houston Properties Team?

Bob and Paige Martin have led Houston Properties Team since 2002: 3,000+ Houston families served, a team where every member ranks in the top 1% of Houston's 48,000+ agents, and a habit of building the tools other teams wait to buy.

What you get

What changes the day you join Houston Properties Team?

Appointments

Your calendar fills from our pipeline.

525+ leads a month come into this team. Our inside sales team qualifies them and books appointments onto your calendar.

Evidence: Members see the appointments booked onto their calendars each month. Ask any member to show you last month's.

Economics

Keep more, and get paid fast.

An 85/15 split through Real Brokerage with a $4,000 team cap, the reduced cap for qualifying $100M+ teams. Stock awards and revenue share as well. No monthly office fees.

Evidence: Every closing tracked in reZEN. Commission lands in the app through Real Wallet. You watch it move.

Support

You are never the only person on the deal.

Evidence: Ask our AI desk a question at midnight. You will have an answer before coffee.

The work we take on

What does the team handle for you?

AI support agents work 24/7/365. A full-time human success team owns six functions behind them. Houston Properties Team's success team also nurtures a database of 36,000+ people, so past clients come back to you instead of to a stranger. This is the work that disappears from your plate.

Transaction coordination

Contract to close, compliance included. You stay with the client, not with the paperwork.

Listing prep and management

Photos, staging, copy, MLS. A listing goes live without you formatting it.

Marketing and content

Your listings and your name, published and promoted every week.

Client and database care

36,000+ people nurtured, so past clients come back to you, not to a stranger.

Lead follow-up (ISA)

Every lead answered fast, qualified, and booked onto a calendar.

Office and communication

Email, scheduling, and the small things that eat an afternoon.

Holly Hernandez

Holly Hernandez

Team member

Coaching with teeth: a weekly squad meeting run by a leader who still sells houses, live script practice, call goals reviewed every week, and time blocking that gets checked. Here is what that looks like for one agent.

Challenge
Holly Hernandez joined the team producing $2M a year, doing every job in the business alone.
Solution
Team leads, a booked calendar, a success team on the paperwork, weekly coaching.
Result
$2M to $30M a year in sales volume.
The standard
Every member ranks in the top 1% of Houston's 48,000+ agents.

Holly Hernandez grew from $2M to $30M a year in sales volume after joining Houston Properties Team. The first months were the slow part, because learning where a file lives and who checks it costs hours before it saves any.

The team is judged by the same standard she was: 4.97 out of 5 on HAR client surveys, recorded as of August 2026. Coaching is what closes the gap between a number on a page and a week that actually runs differently.

I started as a $2M producer, and with their support, training, and leads, I've grown my business to over $15M.

Where the work comes from

Where do the 525+ monthly leads come from?

The team runs its own neighborhood sites. Each one answers the questions buyers and sellers in that neighborhood are already asking, and the enquiries they produce are routed to team agents.

How we work

How does Houston Properties Team work?

Houston Properties Team runs on five values: Accountable, Care, Coachable, Knowledge and Transparency. They decide who we hire and how we run meetings.

Holler Time

Every week we stop and name the people who did the work. Out loud, by name, in front of everybody. It is the part of the meeting nobody skips.

Questions & answers

What do Houston agents ask about joining Houston Properties Team?

Which Houston real estate teams give agents leads?

Very few teams generate enough leads to feed every agent. Houston Properties Team brings in 525+ leads a month through its own Houston neighborhood websites, and an inside sales team books them as appointments on members' calendars. Ask any team you interview to show you last month's lead count and where the leads came from.

Most teams recruit on the promise of leads and hand over a share of the team leader's own database. The test is arithmetic. Ask for last month's count, ask which sites or campaigns produced it, and ask how many agents that number is divided across. Houston Properties Team publishes its own figures on this site and routes the inquiries to the agents doing the work, which is the whole argument on the page for agents who have hit a ceiling working alone.

Should I join a real estate team in Houston or stay solo?

It depends on what your hours are worth. Solo agents keep the whole commission and do every job themselves. On Houston Properties Team, agents share the commission and get back appointments, a success team, coaching and a database that feeds repeat business. The average member sells $14M a year against a $820K Houston average.

If you are selling under that average, the arithmetic usually favors the team. If you are well above it, the question becomes which parts of the job you want to keep. Write down your last twelve months, then price the same year with the paperwork, the marketing and the follow-up carried by somebody else. The trade is real either way: you follow team process and you share credit for the work. The long version is in the guide to choosing a Houston real estate team.

What should I ask before joining any Houston team?

Ask five things: how many leads you will get each month, who books your appointments, what the split covers, who handles your paperwork, and what happens to your clients if you leave. Houston Properties Team publishes its answers on this site with the date each number was recorded. Any team worth joining answers all five in writing.

The five questions are ordered on purpose. Leads decide whether the year is planned or prospected, appointments decide how many hours the leads actually cost you, the split decides what you keep, the paperwork decides what you stop doing, and the client question decides what you own on the day you leave. Every answer should be a number or a name rather than a description. If you want the answers written for your own circumstances, start at the situations index.

What is Houston Properties Team's split?

We go through the exact numbers in your first conversation, with your own production on the table, because a percentage means nothing by itself. Here is the arithmetic that matters for a Houston agent: the average Houston Properties Team member sells $14M a year, and the average Houston solo agent sells $820K.

A share of the first figure beats all of the second by a wide margin, which is why the conversation starts with volume rather than with a percentage. One thing we will put in writing now: your commission is never reduced to pay squad leaders or ISAs. If a split number alone would decide this for you, we are probably not your team, and we will say so on the call. The numbers we do publish are the brokerage's, and they are all on the Real Brokerage page.

My brokerage just sold. How fast can I move?

Houston Properties Team moves displaced producing Houston agents in 72 hours: license transfer filed with TREC, listings mapped and released, signs swapped, pipeline loaded into the team's systems, and appointments booking again the same week. It is a checklist that has been run before, not a scramble.

The order matters more than the speed. Secure copies of every active contract, the client details you are entitled to and the commission records for anything pending, because a closing office gets harder to reach every week it stays shut. Then move the license somewhere that can finish those files. Agents who sign with the first brokerage that offers usually regret the part they did not ask about. If you would rather move to Real Brokerage on your own, the other decision in front of you is the seven questions to ask a Real Brokerage sponsor.
