What does TREC require to get my license active again?

It depends on the status you left it in. Inactive: finish the required continuing education and request activation; your sponsoring broker accepts you through TREC's My License Services, online, in days. Expired less than six months: renew late, with CE and a late fee. Expired six months to two years: apply for reinstatement. Expired more than two years: you reapply, including the education and the exam (TREC, "What Every License Holder Needs to Know About Going Inactive," read September 2026). Check your status first at trec.texas.gov before you plan anything else.

What do Houston agents ask about returning?

How do I reactivate an inactive Texas real estate license?

Complete the continuing education TREC requires, then submit a request to activate and have your sponsoring broker accept you through My License Services. It is online and takes days, not weeks (TREC, September 2026). Houston Properties Team files its side the day you say yes, so the license is never the slow part.

The order matters more than the speed. Continuing education first, because the activation request will not go through without it, then the request itself, then your broker's acceptance. A sales agent needs a sponsoring broker before the license goes active, so choose the broker while the education is still in progress rather than after it. My license expired. Can I still come back?

Two dates decide everything: the day the license expired, and today. Find the first one before you plan anything else, because the further apart they are the more the state asks of you, and the ladder does not run backwards. An agent four months out is renewing late. An agent three years out is a new applicant, with the education and the exam again. Nothing on the team's side changes with which rung you are on. The calendar does.

Will I have to start from zero on leads?
