How do I get a Texas real estate license if I am licensed in another state?

You apply for a Texas license; there is no simple transfer. If your current license is active in a state that participates in national exam accreditation with ARELLO, you may be exempt from the national portion of the exam. Send TREC your license history with your application so it can decide (TREC, "I have a license in another state," read September 2026). You still meet Texas's other requirements. What do Houston agents ask about relocating?

Does my real estate license transfer to Texas?

Not directly. You apply for a Texas license. An active license in a state that participates with ARELLO may exempt you from the national part of the exam, and TREC decides that from the license history you send with your application (TREC, September 2026).

TREC treats an agent licensed elsewhere as a Texas applicant rather than as a transfer. The license history you file with the application is what the commission reads to decide whether the national section of the exam comes off, so order it from your current state early: it is the document that sets your timeline. A sponsoring broker is a separate step, and it is the one Houston Properties Team handles with you, filing its side the day you say yes. How do I learn Houston neighborhoods fast?

Can I still earn from clients in my old market?

A referral is the licensed way to keep earning where you no longer hold a license. You cannot list or show a property in a state you are not licensed in, and you cannot be paid for acting as an agent there. What you can do is introduce the client to an agent who is licensed in that state and agree a referral fee between the two brokerages, in writing, before the introduction. The number and the terms are yours to negotiate. Send the agreement over before the introduction rather than after it: a fee agreed once a contract is signed is a conversation instead of a document.
