What do I secure first, before I move anything?

Copies of every active contract, the client records you are entitled to, and the commission records for anything pending. A closing office gets harder to reach every week it stays shut, so the paperwork comes before the license.

Houston Properties Team walks the list with you on the first call, before you have signed anything.

What moves in the 72 hours?

Day one: the license transfer is filed with TREC and your listings are mapped, one by one, to release or refer. Day two: signs, lockboxes and your marketing carry the new name, and your pipeline is loaded into the team's systems. Day three: appointments from the team's 525+ monthly leads are booking onto your calendar.

It is a checklist that has been run before.

Questions & answers

What do Houston agents ask about displaced?

My Houston brokerage was sold. How fast can I move my license?

In Texas your license moves when your new broker accepts sponsorship with TREC, which happens online and takes days. Houston Properties Team files it on day one of the 72-hour move and runs the rest of the checklist alongside it, so the license is never the slow part.

The order matters more than the speed. Secure copies of every active contract, the client records you are entitled to and the commission records for anything pending, because a closing office gets harder to reach every week it stays shut. Then move the license somewhere that can finish those files, which is what the Real Brokerage page explains step by step.

Do I lose my listings if my brokerage closes?

Listings belong to the broker, so each one is released or referred when you move. In practice most Houston brokers release active listings rather than service them without you, and a closing office has even less reason to keep them. Houston Properties Team maps every listing with you and writes the seller conversation before you have it.

A release needs the seller to agree as well as the broker, so a listing close to closing is usually finished where it started while the rest move with you. Get the answer in writing from the old office before you resign, because it changes your timing more than anything else on the list.

What happens to my pending commissions when a brokerage sells?

They are owed under the agreement you had with the old broker, so the record of each pending deal is the first thing to secure. Houston Properties Team helps you assemble that record on the first call and tracks each pending closing through to payment while your new business runs on the team's systems.

The record is the contract, the commission agreement and the closing date for every deal that has not funded, copied while the old office still answers the phone. A buyer or seller who closes after you move is still paid under the terms you had, and the paper is what makes that true.

Should I join the first brokerage that offers?

Agents who sign with the first offer regret the part they did not ask about. Ask the five questions on this site (leads, appointments, what the split covers, paperwork, what happens to your clients) and get the answers in writing. Houston Properties Team answers all five on the first call, in 72 hours, with your own production on the table.

The five questions are the same ones every page on this site answers, and the point of asking them under a deadline is that a deadline is exactly when a vague answer is most tempting. The page on how to choose a real estate team in Houston walks through all five.
