How Much Does It Cost to Join Real Brokerage in Texas?

What does Real Brokerage take from each commission?

Fifteen percent, until you cap. On every closing before the cap you keep 85 percent of the commission and Real Brokerage charges 15 percent. Once the 15 percent you have paid in your anniversary year reaches your cap, Real Brokerage's share drops to 0 percent for the rest of that year, and the split resets on your anniversary date.

The split is the brokerage's and is the same for every agent at the same cap level. It is not negotiated agent by agent, which is why a page can state it.

How much is the cap, and which one applies to you?

Three caps exist. An individual agent caps at $12,000 a year. An agent on a team caps at $6,000. An agent on a team with over $100M in annual volume caps at $4,000, which is where members of Houston Properties Team sit.

Which cap you get is a fact about how you join, not something you choose on the form: an agent joining Real Brokerage on their own name is an individual agent, whoever they name as sponsor.

What are the fees beyond the split?

Three, as of September 2026. A $900 annual fee. A $50 fee on each transaction. And a $285 fee on each sale once you have capped, which is what remains of the brokerage's charge after its share of the commission has gone to 0 percent.

There is no monthly office fee and no desk fee. Real Brokerage has no offices to pay for, and that is the arithmetic behind the cap being where it is.

What does this page not tell you?

What you will keep in a year. That depends on your volume, your average commission and when in your anniversary year you cap, and the only honest version of that arithmetic is your own last twelve months run through these figures.
